Architecture on the Waterfront: The Cape Town EDITION

Slated to open 2026

A new architectural landmark is taking shape at the V&A Waterfront, where The Cape Town EDITION is set to open in 2026 as part of the evolving Quay 7 precinct in Granger Bay. Rather than positioning itself as a brand statement, the project reads as a considered addition to the city’s waterfront fabric—one rooted in site, scale, and design intent.

A Waterfront Context

Located within a zone earmarked for premium mixed-use development, the hotel forms part of a broader urban strategy to extend the Waterfront westward. The building will occupy a privileged position facing Table Bay, with uninterrupted views toward Table Mountain, Lion’s Head, and Signal Hill—a natural backdrop that will strongly shape the spatial experience.

Design-Led by Architecture Studios

Architecture and interiors are being led by Shanghai-based Neri & Hu, working in collaboration with Cape Town practice StudioMAS. The partnership brings together an international design language with a deep understanding of local climate, materiality, and urban grain.

Rather than defaulting to spectacle, the approach emphasizes proportion, tactility, and dialogue with place—using architecture as a mediator between landscape and inhabitation.

Program & Spatial Composition

The project will comprise:

  • 142 rooms and suites
  • Six private serviced residences
  • Rooftop bar and shared social spaces
  • Spa, pool, and destination dining venues

These elements are conceived not as standalone amenities, but as interconnected spaces oriented around light, views, and circulation—allowing guests and residents to move fluidly between interior and exterior environments.

Design as the Experience

With an estimated development value of approximately ZAR 1 billion (51€ million), the hotel represents one of the most substantial hospitality investments in South Africa in recent decades. Yet its defining feature lies less in scale than in intention: a building shaped by its setting, attentive to Cape Town’s dramatic geography, and grounded in architectural authorship.

As The Cape Town EDITION takes form, it signals a shift toward design-led luxury on the African continent—where architecture, landscape, and lived experience take precedence over branding, and where the city itself becomes the central point of reference.
